If you’re a landlord you must, by law, have a gas safety check every year. This must be done on all gas appliances and installations owned by you in each of your properties.
- Boiler and controls
Boiler and controls
This means the boiler and all components within the boiler casing:
- On/off programmer and timer (including internet enabled heating controls)
- Room thermostats
- Cylinder thermostat
- Central heating pump
- Thermostat and programmer
Thermostat and programmer
The thermostat you turn up and down or the programmer that turns your heating on/off.
- Inclusive annual boiler service
Inclusive annual boiler service
Our Gas Safe registered engineer will carry out an inspection and service of your current boiler (normally £110 for a one-off service)
- Free boiler replacement
Free boiler replacement
If we're unable to source parts for your boiler and it's less than seven years old, we'll replace your boiler with one of a similar specification.
- Full central heating system
Full central heating system
This means everything included under “Boiler and Controls”, as well as:
- Water circulating pumps
- Interlocks, hot water flow and return lines (pipe work)
- Thermostatic radiator valve (TRVs)
- Hot water cylinder
- Expansion tank
- System bypass valve
- Zone valves
- Zone switches
- Gas supply pipework inside your property between your meter and boiler only
- Magnetic/system filter
- Condensate pump
- Trace heating kit
Unfortunately, non-standard radiators, such as towel rail radiators, will be replaced with a standard panel radiator if they should fail.
- Radiators and pipework
Radiators and pipework
These are the heat emitters that are installed in individual rooms. These can be controlled individually by thermostatic radiator valves or together by a room thermostat. The radiator in a room with a room thermostat would not normally have a thermostatic radiator valve.
Pipework connects everything together and is usually hidden from sight under floors, in attics and walls.
- Hot water cylinder
Hot water cylinder
Separate from the boiler the cylinder is used to store hot water. Cylinders have their own controls from a simple cylinder thermostat on a standard cylinder to complex valves and electronics. Standard cylinders are vented into a tank, usually in the attic. Non-standard cylinders are generally unvented and provide more efficient hot water; they are also quicker to heat.

Signing up is easy and should only take you a few minutes. Your contract will start the next business day after you sign up (not bank holidays or weekends)
What will happen when I take out cover
You will receive a welcome pack in the post which will have all the details for you in case you ever need them to hand. We will call you to organise an initial inspection at a time that is suitable for you.

Who are SSE?
We first formed in 1998 when Scottish Hydro Electric merged with Southern Electric to become Scottish and Southern Energy. Later we incorporated SWALEC and Atlantic into our family and we’re now known as SSE. You may be familiar with our local brands – SSE Southern Electric, SSE Scottish Hydro and SSE SWALEC. But no matter what our name is, our primary aim is to give great customer service to all of our customers.
